Occupancy & Staging Guide
Painting occupied homes vs empty rooms scope guide.
Whether a house is empty between closings or lived in with beds, bookcases, pets, and remote-work desks changes how a crew stages the job. Telling painters upfront what stays in the rooms and who moves small items prevents day-one friction.
How occupancy changes an interior painting scope
Compare how painters handle five practical parts of the job in an empty home versus a furnished, occupied home.
| Work item | Empty rooms (pre-move-in) | Occupied rooms (furniture stays) |
|---|---|---|
| 1. Workflow & sequence | Continuous production across all rooms at once | Room-by-room staging so bedrooms, baths, and kitchens return to usable order each evening. |
| 2. Trim & door spraying | Mask floors once and spray all trim and doors rapidly | Brush and mini-roll trim in place, or mask heavy plastic containment zones to control overspray around belongings. |
| 3. Furniture & wall hangings | Nothing in the way of ladders or rolling poles | Homeowner removes breakables, electronics, and closet clothes; crew slides heavy pieces to the center of the room and wraps them in new plastic sheeting. |
| 4. Switch plates, blinds & TVs | Removed and stacked in one spot per room | Quote must specify who takes down window treatments, curtain rods, and wall-mounted TV brackets, and whether holes from old brackets get filled or kept. |
| 5. Odor & dust control | Standard ventilation and end-of-job cleanup | Zero-VOC or low-odor waterborne finishes, vacuum-assisted sanding for drywall patches, and daily floor sweeping so families and pets can sleep in the home. |
Four questions to settle before the crew arrives
Put the answers to these four questions directly into your written scope so every painter bids the same staging rules.
- Closet interiors. Are bedroom and hall closet interiors included, or do the doors stay closed while only the room walls get painted? Closet shelving adds significant cutting-in time.
- Wall-mounted TVs and shelving. Will wall mounts come down so the wall behind them can be patched and rolled, or is the painter cutting around the bracket?
- Window blinds and drapery hardware. Confirm whether the homeowner removes blinds before day one or the crew takes them down and reinstalls them after the second coat cures.
